In Bangladesh, a home isn’t just bricks and mortar—it’s a symbol of peace, stability, and progress. As Dhaka and Chattogram evolve into economic and cultural powerhouses, the hunger for sustainable, well-designed homes and commercial spaces is soaring. With nearly 40 years of expertise, Sheltech (Pvt.) Ltd. is at the forefront, reshaping urban living through its premium Sapphire Series, dynamic projects in Chattogram, and the visionary Jolshiri Abashon township. From luxury apartments to strategic commercial ventures and inclusive joint partnerships, Sheltech’s work is crafting a future-ready Bangladesh. Here’s how they’re doing it—and why it matters.

Sapphire Series: Redefining Premium Living in Dhaka

Sheltech’s Sapphire Series is a hallmark of quality, dotting Dhaka’s elite neighborhoods like Dhanmondi, Gulshan, Banani, Eskaton, and Uttara. These projects prioritize convenience, sitting close to schools, hospitals, and business hubs. Think modern amenities—community spaces, gymnasiums, swimming pools, and rooftop gardens—that elevate lifestyles. Built with premium materials for durability, these apartments are both a luxury and a savvy investment. Dhaka’s real estate market, driven by scarce land, has seen steady price growth—Sapphire Series properties promise strong rental income and long-term value, with a 5-7% annual appreciation rate based on recent market trends.

Chattogram: Seizing a Real Estate Boom

Chattogram, Bangladesh’s bustling port city, is riding a wave of economic growth and infrastructure upgrades, making it a real estate hotspot. Sheltech’s leading the charge with projects like Sheltech Saber Marium Square in Panchlaish R/A, a 16-story mixed-use tower offering 40 apartments (1,920 sq ft) and 18 commercial units (1,004-1,885 sq ft). With 60 parking spaces and a prime location, it’s a magnet for residents seeking quality and investors eyeing rental income from both residential and commercial tenants.

Then there’s Sheltech Hill View in South Khulshi’s VIP R/A, a 10-story residential gem with one 2,220 sq ft apartment per floor. Its design ensures privacy, luxury, and scenic views, bolstered by a prestigious address and connectivity to key areas. Chattogram’s real estate market grew 8% in 2024, per industry reports, and Sheltech’s projects are well-positioned to capitalize on this surge.

Commercial Ventures: Fueling Entrepreneurship

Sheltech’s commercial projects are built for Bangladesh’s entrepreneurial spirit. The Sheltech Enclave Tower in Malibagh, Dhaka, stands out—a 20-story mixed-use development with 131 residential units and 24 commercial spaces. Its commercial floors, designed for visibility and access, suit businesses from offices to retail, with potential for a food court tapping into Dhaka’s vibrant dining scene. Other Sapphire Series commercial ventures include Vinchiya Sheltech Tower in Tejgaon, Sheltech Elegant Tower in Kalabagan, Sheltech Capital Center and Cityscape Heights in Kakrail, and Sheltech MH Heights in Mohammadpur—all offering premium office spaces with top-tier amenities.

These projects align with Bangladesh’s economic growth, with the commercial real estate sector projected to expand 6% annually through 2030, driven by demand for modern workspaces.

Jolshiri Abashon: A Vision for a Planned Dhaka

Sheltech’s role in the Jolshiri Abashon project, a 2,133-acre planned township 9 km from Gulshan, is a game-changer. Developed with the Bangladesh Army, it dedicates 48% of its land to open spaces—think a 205-acre lake, parks, and cycling tracks—alongside top-tier schools, hospitals, a central business district, and a golf course. Sheltech’s building over 20 projects with 160+ apartments, designed by firms like Volumezero Limited and DWm4, blending eco-friendly designs and modern amenities like zen gardens and community halls. With Dhaka’s urban sprawl choking green spaces, Jolshiri’s planned approach offers a high-quality, investment-friendly alternative, with property values expected to rise 10% annually.

Joint Ventures: Unlocking Land Value

Sheltech’s joint venture model lets landowners transform idle plots into high-value projects without the hassle of construction. With 40 years of expertise, Sheltech handles execution, ensuring fair profit-sharing and minimal risk. In 2024, joint ventures accounted for 15% of Sheltech’s projects, delivering 300+ units across Dhaka and Chattogram. This model aligns with Bangladesh’s urban growth, where land prices in prime areas have surged 20% since 2020.

Why It Matters: A Stable, Connected Future

Sheltech’s developments go beyond profit—they embody the Bangladeshi dream of stability and community. The company’s focus on eco-friendly designs, like those in Sheltech Prottasha, earned it the ‘Most Sustainable Real Estate Company’ award in 2025, aligning with SDG 2030 goals. With 4,100+ apartments handed over in 37 years, Sheltech’s track record—ISO 9001:2015 certified—builds trust.

Dhaka and Chattogram face urban challenges—traffic, pollution, and land scarcity—but Sheltech’s projects, from Sapphire Series to Jolshiri, offer solutions. They blend luxury, sustainability, and accessibility, with investments yielding 8-12% returns annually, per market analysts. As Bangladesh’s urban population grows (40% urbanized by 2030, per UN estimates), Sheltech’s vision—greener, smarter cities—positions it as a trusted partner in shaping a vibrant future. For investors and residents, it’s not just a home—it’s a stake in progress.
